Commercial Drain Work Is a Different Category of Problem.

A mainline backup at a retail center or industrial park isn't an inconvenience — it's a liability that costs tenants, revenue, and operational time. The equipment and response that situation requires is fundamentally different from a standard service call.

We specialize strictly in commercial and industrial plumbing infrastructure. We don't just clear surface clogs — we diagnose and resolve deep-system failures with the equipment the job actually requires: hydro-jetters rated for commercial mainlines, sewer tractors for large-diameter work, and camera locators that pinpoint the issue before we start clearing. With 3,600+ drain and sewer work orders logged across Southern California, we know what it takes to keep commercial properties operational.

California Coast Plumbers carries every method in-house — cable machines, high-pressure hydro-jetting, mainline sewer tractors, camera inspection, and excavation capability. No subcontracting. No scope limitations. No waiting for rented equipment to arrive.

Schedule Service

29 Years. 3,600+ Drain Jobs. Every Method In-House.

Commercial drain and sewer work has been the backbone of our service scope since 1997. Restaurants, industrial parks, retail centers, and corporate campuses — the full range of Southern California's commercial infrastructure, cleared, documented, and maintained.

We carry the diagnostic capability to assess the line before we clear it. Camera inspection, electronic line locating, and pre-clearing assessment are standard — not add-ons. What we find, we document. What we document, you keep in your service file.

Our equipment is maintained for commercial mainlines — cable machines, high-pressure jetters, and sewer tractors rated for 4-inch through 12-inch-plus lines. We don't upsize residential equipment for commercial work. The capacity is in-house and ready to deploy.

Every service call generates a written report: line condition at start, clearing method used, blockage type and location, outcome, and recommendations for follow-up. When your property manager or ownership group asks for records, we have them.

Every Commercial Property Type with Drain Infrastructure Worth Protecting.

Commercial drain work covers a wide range of operations — from daily grease loads in restaurant kitchens to industrial sediment in manufacturing floor drains. The appropriate clearing method, frequency, and documentation requirements vary by property type.

Four Steps from Dispatch to a Clear Line — With Documentation at Every Stage.

The process is the same whether it's a scheduled maintenance visit, an emergency dispatch, or a first-time assessment. Diagnose first. Clear second. Confirm third. Document always.

  1. Assessment and camera diagnostic. We locate the appropriate access point — cleanout, roof stack, or upstream entry — and assess the line condition with a camera when the situation warrants it. We document what we find before any clearing starts: blockage type, estimated location, and pipe condition.
  2. Method selection and clearing. Based on the assessment, we deploy the right equipment for the specific problem — cable machine for simple blockages, high-pressure hydro-jetting for grease and scale, or mainline sewer tractor for large-diameter deep-system work. The method matches the problem, not the other way around.
  3. Post-clearing confirmation. On scheduled programs and significant emergency jobs, we run the camera again to confirm the line is fully clear and document restored pipe capacity. If we find a condition that clearing didn't resolve — a collapsed section, root intrusion, or a pipe requiring repair — we flag it in the report before we leave.
  4. Service documentation and recommendations. Every job closes with a written report: access point used, method deployed, line size, blockage type, outcome, and any recommended follow-up. For recurring programs, the report goes into your property's service file for your records and ours.

Six Capabilities. All In-House. No Subcontracting.

Every clearing method, every diagnostic tool, and every piece of heavy equipment is owned, maintained, and operated by our team. When we dispatch to your property, the capability arrives with us — no waiting for rented equipment, no coordination with subcontractors.

  • High-pressure hydro-jetting — 3,000–4,000+ PSI for grease, scale, and heavy debris
  • Mainline sewer tractors — large-diameter deep-system clearing up to 12-inch-plus lines
  • Sewer camera & electronic line locating — pinpoint diagnostics before clearing
  • Grease trap & interceptor service — FOG compliance for restaurant groups and retail REITs
  • Excavation & right-of-way work — permits, traffic control, and public utility coordination
  • Emergency water extraction — rapid flood response and industrial wet-vac capability

We Match the Method to the Problem — Not the Invoice.

Cable Machine

Simple blockages, hair and debris clogs, and branch-line clearing where the pipe is in good condition. Faster, less expensive, and the right tool when the goal is getting the drain flowing.

Hydro-Jetting

Grease accumulation, scale buildup, and heavy sediment where the goal is restoring full pipe capacity — not just punching through the blockage. Required for recurring grease line programs.

Sewer Tractor

Large-diameter mainlines and deep-system blockages that exceed the reach of standard cable equipment. Industrial and commercial mainlines that require commercial-grade mechanical clearing.

Camera Diagnostic

Pre-clearing assessment, post-clearing confirmation, and condition reporting for insurance, due diligence, and capital planning. We document what we find — before and after.

The Contractor Facilities Teams Keep on the Vendor List.

"We manage a 12-property retail portfolio across Orange County, and drain issues used to be our most frequent emergency call. California Coast Plumbers put us on a quarterly maintenance program — we've gone from 15+ emergency calls a year to two. The service reports make quarterly ownership reviews straightforward."

Jennifer M.

Regional Property Manager — Retail REIT, Orange County

"A mainline backed up under our distribution center floor on a Friday afternoon. Previous contractor said they'd need to bring in outside equipment and couldn't get to it until Monday. Called California Coast Plumbers — they showed up with a sewer tractor, cleared the line, ran a camera, and we were operational by 6 PM. That's the call I'll make every time."

Robert T.

Facilities Manager — Industrial Park, Riverside County

"The camera inspection before they started work was what impressed me. They showed us exactly what was in the line, explained the options, and let us decide. After clearing, they ran the camera again to confirm. The written report went straight into our property file. That level of documentation is what we expect from a commercial contractor."

Director of Operations — Corporate Campus, Los Angeles County
