WHY IT MATTERS FOR YOUR PORTFOLIO
Your Plumbing Vendor Should Understand How You Operate.
Most plumbing companies are residential outfits that take commercial work on the side. They don't understand purchase orders, tenant access protocols, after-hours building procedures, or the reporting your asset managers expect.
We've been commercial-only for 29 years. Our entire operation — dispatch, field documentation, invoicing, communication — is built around property management workflows. We work with your team, your tenants, and your building engineers because that's all we've ever done.
One contractor. Every service line. No subcontractors you haven't vetted. When something fails at 2 a.m. on a holiday weekend, you call one number and we handle it.

FULL SCOPE, ALL IN-HOUSE
Every Service Line Under One Contract.
You shouldn't need five vendors for five problems. We handle every commercial plumbing discipline in-house — no subcontractors, no finger-pointing, one point of contact.
Drain & Sewer Cleaning
Cabling, hydro-jetting, camera inspection, and mainline sewer repair. Our highest-volume service line — more than 3,600 drain and sewer work orders completed.
Backflow Testing & Repair
Annual compliance testing, certification, and RPZ/DCVA repair. We manage the scheduling, testing, paperwork, and county filing — you just approve the PO.
Water Leak Detection
Non-invasive electronic detection, supply line repair, and full repipe. We find the source before we open the wall — and we document every step for your records.
Water Heater Service
Repair, replacement, and scheduled maintenance for commercial storage tank and tankless systems. Permitted work with code-compliant installation.
Grease Trap Service
Cleaning, maintenance, and FOG compliance documentation for restaurant and food service tenants. We coordinate directly with your tenant and file the paperwork.
Emergency Response
24/7 dispatch with 2-hour P1 response targets. Flood mitigation, gas leaks, main breaks, and sewage backups. One call, one vendor, same team every time.
OUR PROCESS
How We Work With Property Management Teams.
-
Vendor Onboarding
We provide our W-9, COI, license verification, rate sheet, and emergency contact protocols. You add us to your approved vendor list. One setup, every property.
-
Dispatch & Access Coordination
Your team calls or emails a work order. We confirm scope, schedule with your building engineer or tenant, and dispatch. After-hours access, escort requirements, alarm codes — we handle it.
-
Field Documentation
Every job is photographed, documented, and summarized. You receive a field report with findings, work performed, and recommendations. No ambiguity, no follow-up questions.
-
Invoicing & Closeout
Invoices reference your PO number, property address, and work order ID. Line-item detail on labor, materials, and equipment. Clean closeout for your records and your client's.

RESPONSE TIERS & VENDOR STANDARDS
What Your Plumbing Vendor Should Provide.
SLA Response Tiers
Every dispatch is prioritized. Your team sets the priority level; we hit the response target.
- P1 — Emergency: 2-hour response, 4-hour resolution target. Gas leaks, active flooding, sewage backup, no hot water in healthcare or hospitality.
- P2 — Urgent: 4-hour response, 8-hour resolution target. Slow drains affecting tenants, fixture failures in occupied suites, partial water loss.
- P3 — Standard: Next-day response, 48-hour resolution target. Scheduled repairs, non-critical maintenance, follow-up work from prior dispatch.
- P4 — Planned: 3-day response, 7-day resolution target. Capital projects, preventive maintenance sweeps, multi-property batch work.

The Contractor Property Teams Keep on the Vendor List.
"We added California Coast as a vendor across our entire Orange County portfolio — twelve properties. One onboarding, one rate sheet, one emergency number. They've handled everything from routine backflow testing to a main line failure on a Friday night. Documentation is always clean, invoicing matches our PO format, and the field team knows our buildings by name."
Regional Property Manager — Commercial REIT
"We went through three plumbing vendors in two years before finding CCP. The difference is they actually understand how property management works — tenant coordination, after-hours access, documented scope before they start cutting. Our asset manager stopped asking questions about plumbing invoices because the line items are that clear."
Facilities Director — Class A Office Portfolio
"What sold us was the response structure. P1 emergencies get a 2-hour response, and they've hit that target consistently. We had a slab leak in a ground-floor medical suite — they had a tech on-site within 90 minutes, localized the leak without tearing up the floor, and had the repair done the next morning. That's the vendor standard we need."
